FINDLAY, OH -- If you are searching for a new apartment, here are a few things you need to keep in mind before you sign on the dotted line.

  • Look for professional onsite management. Are they available when you call or stop by to look at renting? How quickly do they respond to your message if you have left one?
  • Always make sure you are aware of all the costs you will be charged, application fees, security deposit, pet fees, etc. Watch out for the fine print or additional costs at move in. What utilities are included if any?
  • Does the property look well maintained? This in an indication of how they will take care of service requests.
  • What energy efficiencies may affect the utility bills?
  • What amenities does the property have to offer that may be able to save you money by not having extra gym or pool memberships.
  • Do they have lease terms to fill your needs 3, 6, 9 month leases, is there an up-charge for short-term or month to month leases?
  • How are pets handled at the property? Is there a non-refundable pet fee and a monthly charge when having a pet? What is the pet policy, waste clean up policy, pet friendly areas, if any?
  • Ease of rental payments, does the property have direct debit of your bank account, do they accept credit card payments, is there a drop box, make sure you are aware of when rents are due to avoid late fees that may be assessed.
  • Be sure to obtain renters insurance. Renters insurance can be purchased for a fairly low rate, generally $10-$20 per month this is a small price to pay when you start adding up all of your belongings, clothes, electronics, etc and the cost to replace them. Remember the owners property insurance does not cover your personal belongings.
  • Ask to speak with the maintenance superintendant, do they have maintenance available 24/7, how does the community handle emergency maintenance.
  • Keep your credit clean, this may get you a larger discount in security deposit and greater rent specials if the property manager sees you pay your bills on time they will be more apt to rent to you.
  • Research the area of town in which the apartment home is located in, is it in a safe area. What schools are close, what shopping is available. Is it close to where you work.
